With living over two levels, this home has perfectly captured both space and privacy in its’ layout. The lower level features open-plan living with a modern kitchen, dining area and lounge area. The entertainer’s kitchen is fully appointed and ready for you to whip up a gourmet meal. With bi-fold windows and doors that open onto the balcony the space naturally flows onto the deck providing the perfect summer living with an indoor/outdoor living area. Featuring a chef’s BBQ, you will be well equipped for the quintessential summer cooking. Take a few steps down from the balcony and dive into the stunning tile lined pool or relax by the water on a sunbed or in the outdoor lounge area nestled in the private garden. The garden also has a cubby house, with climbing wall and slide, perfect for the little ones to play. This level also features two huge bedrooms and a full, recently renovated, bathroom. Head upstairs to the second living area that has a second TV with games console and a range of games to keep the most discerning teenager entertained. Opening onto a second deck, where you can sink into the daybed with a good book, or just enjoy the serenity with ocean glimpses across to Mona Vale headland and northerly Pittwater vista’s, there is somewhere for everyone to retreat. The master bedroom with its’ private bathroom is also on this level. Spend your day at one of the beaches within walking distance or stay in and take advantage of the many relaxing options this home provides. When your day is done, sink happily into one of the comfortable beds and get lulled into a blissful sleep to the sound of waves amongst crisp sheets and linen and a soft puffy duvet. Both bathrooms are luxuriously appointed and include our range of Aurora spa products. Our guests have access to off-street parking for two cars and a fully equipped laundry, a must for the longer holiday stays. There are a number of terrific cafes within a short walking distance, and Mona Village or Warriewood Shopping Centre are a 5 minute drive away with shops, cafes, bars, supermarkets, library and post office. There are some lovely walking and cycling paths in the area, along with the Mona Vale Golf Course, and you can explore the Pittwater, northern beaches and national park further afield. The centre of Sydney is a 50 minute bus trip away. Other things to note: All linen and towels, including beach towels, are provided. Basic toiletries include shampoo, conditioner, body wash, hand wash and toilet paper. Cleaning products include dishwashing liquid and laundry powder. An iron and ironing board are provided. Basic pantry ingredients and condiments include salt, pepper, herbs, tea bags and plunger coffee are provided.

With so many walkable delights you might never need to get back in the car. Choose between Mona Vale or Warriewood beaches, both a short stroll from the property. While you are staying you must also take a dip in the stunning Mona Vale Ocean Pool. There are great walks and views up to both North and South headlands and golfers can enjoy Mona Vale Golfcourse.
Breakfast or lunch at Sunrise Cafe around the corner is recommended or a little further on is the stunning Warriewood surfclub café. You will struggle to find a better beach view. Go on adventure to try cafes at Bilgola Beach (Zubis); Whale Beach (Whale Beach Deli); Boathouse at Palm Beach; Pasadena at Church Point. Nearby Avalon is a charming village to take a stroll and shop at some lovely boutique and homewares stores including Beachwood Designs
The Newport (5 minute drive) has the best beer garden in Sydney with views over the Pittwater and you can also try the local brew at Modus Operandi or cocktails at the Park House in Mona Vale.
For the more adventurous try sailing on the Pittwater, hiking in nearby Kuringai Chase National Park or catch a ferry from Palm Beach to Patonga and Bobbin Head.

HELP YOURSELF Please help yourself/yourselves to all the provisions and equipment provided in the kitchen and the bathroom (please note that the shampoo and conditioner stays here). We have supplied basic kitchen essentials like tea, coffee, sugar, pepper, salt and olive oil.
INTERNET The Internet login details are Network: OPTUS_DD885F lyssabrere56183 The modem is located upstairs next to the TV in the living room. In the rare occurrence the WI-FI drops out, you can switch off the modem for 30 seconds and turn it back on again.
PARKING There is parking for two cars in the driveway. There is additional free parking on the street if needed.
GARBAGE There are bins (garbage and recycling) located on the west side of the house next to the fence Please take your rubbish from the house and place in these bins when you checkout. Please ensure recyclables are put in the correct bins: 1 x Red Garbage bins for general waste 1 x Yellow bins for bottle and plastic 1 x Blue bins for paper and cardboard Bins must go out on Thursday evening.
Please ensure all rubbish is removed from the property if bins are full as excessive rubbish will be taken to the tip at the guests expense. We charge $50 per bag.
TV To work the TV in the lounge room use the Kogen remote. Turn it on by the red button on the top left. Channel up/down for free to air TV. Pressing HDMI1 will allow screen sharing with your own device. For web enabled apps select source HMDI1. To go back to free to air select source DTV. The Onkyo sound bar can adjust TV volume. To operate the TV upstairs, use the Bahn remote and hit the big red button on the left. Select source to access the Playstation 4 and Xbox. There are a selection of games in the TV cabinet.
HEATING/COOLING There is a heater above the outdoor table and it can be turned on by selecting the red power switch. Make sure the PowerPoint next to the BBQ is on. There is reverse cycle aircon both upstairs and downstairs. The remote for downstairs in the drawers of the dresser next to the bifold doors downstairs. The remote for upstairs is at the top of the stairs near the lights. The master bed has a ceiling fan and the remote is at the door. DISHWASHER To work the dishwasher, press on (far left button) and select the desired program (we suggest Eco) the hit the OK button. Dishwashing tablets are under the sink. OVEN To work the oven, turn it on then select the function and temperature with the buttons. WASHER & DRYER There is a washing machine and dryer located downstairs in the laundry. The washing machine is a top loader, put the powder in the middle of the machine lifting the top off to put it in. To operate the dryer, close the door, turn the dial to the desired time and then press the button on the door. Power is in the cupboard under the sink. Please clean the filter every time you use the dryer. BBQ The BBQ is located off the kitchen. Turn the gas on before using and turn off when you are finished. Please make sure the BBQ is cleaned after use, otherwise we will charge $20 to clean it.
LINEN Linen, including towels and beach towel are included in the stay. If you require additional linen please let us know and we can supply some for a small fee.
BATHROOM AMENITIES The bathroom contains large bottles of shampoo, conditioner & handwash, that we kindly ask you to leave behind for other guests to also enjoy. There is a hairdryer available in the vanity cabinet.
MOP & BROOM These are kept in the downstairs laundry.
IRON & IRONING BOARD These are kept in the downstairs laundry.
LOCAL SPOTS Search #cushiemonavale on Instagram for the latest updates on the local hotspots. Here are a couple of our favourite restaurants and cafés in the area. Restaurants: Paddock and Vine on Bungan Street has an awesome wine list and the modern Australian cuisine is fabulous. Konnishiwa serves awesome Japanese and is located on Pittwater Rd. The Park House has something for everyone and has great weekly specials worth trying. And, a visit to Mona Vale wouldn’t be complete without a visit to Modus Operandi Brewing Co. on Harkeith Street. Cafés: The Bronze at the Mona Vale Surf Club is a fantastic place for breakie. Armchair Collective on Darley is one of the popular breakfast and lunch cafes in the area. It is a 5-minute stroll from the studio along the beach. Pittwater RSL is a great option for everyone, including the kids.
Groceries There’s a Woolworths, Coles and Aldi in the local Village, all a short 5-minute drive from the apartment. There is also a Harris Farm and Flannerys both boasting a fantastic selection of organic produce. For local seafood then go no further than Pittwater Seafood in Pittwater Place.
Medical/hospital: The closest doctors are at the Gateway Medical Centre on Mona Vale Road. The Mona Vale hospital is on Coronation Street, just off Pittwater Road, in Mona Vale. It’s about a 5 min drive.
PUBLIC TRANSPORT: There are a number of buses that go from Mona Vale on Pittwater Rd that can take you to the surrounding beaches including the famous Palm Beach to the North and Manly to the south, and also buses to Warringah Mall or into the city.
CHECK OUT: Our checkout is at 10am please leave the place as tidy as possible; rubbish in the main bins, dishes done. Please make sure the property is locked up and keys are back in the lockbox and please turn all air conditioning, lights and heaters off.
