We are contactable throughout your stay and usually reply within the hour.
📩 Before You Arrive
Everything you need arrives two days before you do: how to get in, where
your parking space is, how the EV charger works, and the wifi details.
There is no need to coordinate an arrival time with us, so a late flight
or a long drive is not a problem.
🏡 During Your Stay
We will leave you to it. If something comes up, message us and we will
sort it out quickly. We are always happy to point you toward the best
food on Anzac Parade, the quickest way onto campus, or which beach is
worth the trip that day.
🗓️ Longer Stays
If you are here for a month or more for work or study, tell us when you
book. We will make sure the practical things are set up before you land
and then stay out of your way.
Kingsford sits between the university, the Randwick hospitals and the
coast, on one of Sydney`s best eating strips.
🍜 At the Door
Anzac Parade has more than 50 shops and 30 restaurants, including some
of the best Chinese, Malaysian, Indonesian, Thai and Vietnamese food in
Sydney. Supermarkets, bakeries and a late night chemist are within a
block, and Nine Ways, the local hub for cafes and everyday shopping,
is a 5 minute walk.

UNSW Kensington campus is a 10 minute walk
Prince of Wales, Sydney Children`s and the Royal Hospital for Women
are a 17 minute walk, or about 5 minutes by bus
The Randwick health and innovation precinct sits just beyond

🏘️ The Area
Quiet residential streets sit behind a busy, genuinely useful main road.
This is a real Sydney suburb rather than a tourist strip, so everything
you need daily is walkable and the prices are local.
🚈 Light Rail
The L3 Kingsford line stops at Nine Ways, a 2 minute walk from the door,
and reaches Central and the Sydney CBD in about 20 minutes. Services run
frequently, day and night.
🚌 Buses
Buses along Anzac Parade run constantly to the city, Coogee, Bondi
Junction and Randwick. Nine Ways is one of the busiest interchanges in
the eastern suburbs, so you will rarely wait long.
🚗 Parking & Driving
Free parking on site, included, with an EV charger. No permits, no
meters and no circling the block, which is unusual anywhere near UNSW
and worth a great deal if you are driving.
Sydney Airport is a short drive, so early flights and late arrivals are
straightforward. Coogee, Maroubra and Bondi are all easy runs, and the
CBD is around 20 minutes outside peak.
🚶 On Foot
UNSW Kensington is 10 minutes, Nine Ways 5, and the shops and restaurants
of Anzac Parade are immediately outside.
You will not need a car here, but if you bring one, you have somewhere
to put it.
⭐ Good to Know Before You Book
One bathroom serves the whole apartment, and the third sleeping space is
a sofa bed in the living room. Best suited to a family or two couples
travelling together rather than six unrelated adults.
Anzac Parade is a busy main road. The apartment is comfortable and set
back from it, but this is a lively city suburb rather than a quiet
residential street.

Monthly rates
For stays of 28 nights and over we offer a fixed rate with cleaning
included, and can issue a tax invoice to a university, hospital or
employer. Get in touch before booking and we will send you a rate.
📋 House Rules
1. No smoking
No smoking anywhere inside the apartment or in the outdoor space.
Breaking this rule incurs a $300 fine plus the cost of cleaning and
deodorising the property.
2. No parties or events
No parties are permitted at any time. Unregistered guests are not
allowed, and any additional overnight visitors must be approved in
advance. The guest who made the booking is responsible for ensuring
any visitors also follow these rules.
3. Quiet hours 10:00 PM to 8:00 AM
Most of our neighbours live here full time. If excessive noise is
reported, the stay may be terminated without refund.
4. Damage
Accidents happen, and we simply ask that you report any breakage or
damage in writing before checking out. Where damage is not covered by
insurance or exceeds the security deposit, the cost of repair or
replacement will be billed to the guest.
5. Lost keys
Lost keys or remotes incur a replacement cost of $250 per set.
6. Consumables
We provide an initial supply of household basics and toiletries to get
you started.
