The large flat lawn has a trampoline and basketball court area. The fully tiled pool and spa is within eyeline from the large kitchen. There are 2 lounge areas with 2 flat sceeen smart TVs. There is an outdoor seating area right by the pool, and 2 Robert Plumb pool loungers and umbrella for watching the kids and catching some sunshine. The dining options are numerous, with an 8 seater outdoor undercover table right by the BBQ, a 5 seater marble round table in the family room, or a more formal round dining table on the other side of the kitchen for 8. This home effortlessly absorbs 2 families, allowing privacy and great spaces for entertainment, enhanced by a Bose sound system that plays in different zones of the house.

There is a Miele washer and dryer for your laundry needs, as well as an outdoor shower and toilet, for trips from the pool.

Aside from the house features, the location speaks for itself. The property is a flat 6 minute walk to the locals North Avalon beach, which is protected from the Northerly, and at low tide offers hours of fun in the rock pools. Only one minute around the corner is a wonderful locals cafe, with great coffee, breakfast and lunch. Located in this string of shops as well, is a bottle shop, convenience store, surf shop and fish and chip shop. Walking into Avalon town centre is only 10 minutes walk, along the creek and via the yellow brick road. Woolworths is the main supermarket in town, and favourite restaurants include SaBiang Thai, Bistro Boulevarde French, Alma, MeKong Vietnamese, not to mention the best sourdough from La Banette and Bonfire Bread.

If you fancy a day trip into the city, palm beach or manly, the bus stop is only 2 minutes walk away. The neighbourhood is friendly and quiet. No parties please.
